Our Limitations
We believe transparency builds trust. Here is what valUProp cannot do.
valUProp is NOT a replacement for a registered valuer. For bank loans, legal disputes, RERA filings, or court proceedings, you need a registered valuer under the Wealth Tax Act / IBBI guidelines.
- ❌ Not a bank-certified valuation — banks will not accept our report for mortgage purposes.
- ❌ Not RERA approved — we are not a RERA-registered valuer.
- ❌ Cannot assess physical condition — we cannot see your property's actual condition, construction quality, or defects without a site visit.
- ❌ Not real-time data — our locality database has a lag of days to weeks. Prices in fast-moving markets may differ.
- ❌ Not legal advice — we cannot verify title, encumbrances, or legal disputes on a property.
- ❌ Lower confidence in rural areas — our data is strongest for major urban localities (currently major Indian cities). Peri-urban and rural valuations carry higher uncertainty.
If our confidence score on your report is below 70%, we will explicitly recommend consulting a professional valuer. We'd rather be honest than give you false confidence.
